The answer is excess water. The more elaborate answer is that they require three things to grow – moisture, organic material to attach to, and air. When moisture remains due to bulk water, such as a flood or leak, the threat of mildew or mold sticks around with it. Prevention and/ or removal requires eliminating the moisture.

Mold needs 60% humidity to thrive. The higher the humidity, the more likely it is to grow in an environment that meets all of its requirements. Knowing this provides options for prevention. A dehumidifier in damp areas, like a basement, can help prevent mold and mildew from growing. Ultimately, it’s the moisture you want to remove.

Water Takes The Path Of Least Resistance

What areas are more likely to gather excess water? If water takes the path with the least resistance, it is likely to retain in lower levels and hidden spaces. A basement is a likely place due to its enclosed spacing, dampness, and low level. Walls hide pipes and could be susceptible if internal or external leaking is an issue. Carpets can also hold excess moisture due to flooding, spills, and high foot traffic. Even if the carpet itself doesn’t seem wet, the padding beneath can absorb and hold unwanted water. Replacing the wet padding is an inexpensive process, avoiding a more costly problem if left alone.

Visually, mildew is a gray/white color which can darken. Mold is typically darker. Outside of their physical features and curious smell, testing can also determine if there is a problem. When it comes to mold vs mildew, mold is the more severe fungi of the two.
